Amenity Creep:  The increasing amounts of in room amenties required by the system have created extensive new expenses on the owners.  These items are not necessarily amenities requested by guests.  The same amenties are required by middle and upper middle market properties however, they charge much higher rates.  Therefore, if guests expect all the amenities they will need to pay higher rates.  The difficulties arise as our brand is a budget segment motel chain and cannot charge higher rates.  Bottom line again is that we are spending more on in room and motel amenities without the ability to recoup our costs from the guests.
