Franchise agreements: Increasing franchise fees during license transfers has become a standard practice for Wyndham. These transfers are always accompanied by a punch list on operating Super 8 locations.  Many times these can be detrimental to a sale and have a significant impact on the owners. Most of our problems lie in the franchise agreements as the hotel owners have very little room to negotiate.  The current franchise agreements are completely unfair and one sided to the franchisor's benefits. . As I had stated earlier, in some states there are laws which prohibit any charges during franchise transfers and only allow for assumptions. New franchise contracts are not allowed and have a cap on the assumptions at $5,000 dollars.  With the help of local lodging institutions, ALA, AAHOA, AAFD, and other organizations we will push hard to get fairness in place regarding these agreements.
